Broadband and mobile signal could soon be part of every UK property listing
The Department for Levelling Up, Housing and Communities has launched a consultation on proposals that would expand the “material information” estate agents must include when marketing homes. The list covers everything from energy supply and flood risk to broadband availability and mobile coverage.
Making broadband part of the move
The average home purchase in the UK currently takes around 120 days to complete, with almost one in three sales falling through. The government believes clearer, standardised information upfront could help prevent nasty surprises later in the process – and that includes knowing what kind of internet connection a property can get.
While many agents already mention broadband, details are often limited to basic coverage or outdated speeds. The new guidance could make it mandatory to provide more accurate data, including whether full fibre (FTTP) is available.
Checking mobile signal too
Mobile coverage could also be added to listings, helping buyers understand what to expect indoors and outdoors across different networks. Ofcom’s national coverage maps may be used to provide the data, though signal strength can still vary between providers.
A government spokesperson said:
“Both consumers and professionals often struggle to access the right information at the right time. We intend to produce guidance that improves the quality of information provided to homebuyers and sellers.”
Why it matters
Good connectivity has become as important as water or electricity for many households – particularly for remote workers and families who stream, game or use smart home tech. Including broadband and mobile information upfront would make it easier for buyers to compare homes not just by price or location, but by how well connected they are.
The consultation runs until 29 December 2025, and the government is seeking feedback from both the public and the property industry.
